Terms & Booking Conditions for Villa del Mar, Villa Azzurro, Villa Bianco, Villa Oceanus
These booking conditions are valid between O.K. Oceanus d.o.o. ("we", "us" and "our") and the tenant (s) who book one of our properties: Villa del Mar, Villa Azzurro, Villa Bianco or Villa Oceanus (hereafter called "the property" "the house"). References to "you" or "your" are references to the person making the booking and all members of the holiday party.
Any booking made with O.K Oceanus d.o.o. directly is subject to the conditions below. For reservations made via agencies or intermediaries different conditions may apply.
1. Booking process:
We will email a booking confirmation and specify the payment required to guarantee the booking. If the booking confirmation demands a pre-payment followed by a balance payment, you must make both payments within the time periods given. If the booking confirmation asks you to make a full payment, you must pay the full amount by the due date.
2. Damage deposit:
A refundable damage deposit of EUR 400,- is payable upon check-in in cash. (For Villa Oceanus, Vis the refundable deposit is EUR 300,-)
The damage deposit shall be reimbursed in full upon check-out, unless any damage on the house or damage or loss of any items of the house equipment has been found. Otherwise, the deposit shall be kept in the equivalent value of the repair or the purchase value of the damaged and/or lost equipment.
3. Final cleaning fee:
The fee for the final cleaning of the property after your stay is included in rental rate. If you require a cleaning service during your stay, this can be arranged against an extra charge.
Once the pre-payment or full payment has been received, you will receive an email from us confirming the receipt of payment and that the booking is guaranteed. The contract between us will only be formed when you receive the payment confirmation email and is subject to these Booking Conditions.
Please check the details of your Booking before making a payment, as well as the confirmation email and inform us immediately of any mistakes and errors.
When you have only paid a pre-payment, you are required to send to us your payment for the Balance within the certain period prior to the arrival date outlined in the confirmation email.
If payment is not received on time we consider your booking as cancelled by you.
5. Cancellation policy
In case you need to cancel or amend your booking you must contact us as soon as possible.
The following cancellation policy applies to your booking:
Your reservation can be cancelled free of charge up to 84 days prior to arrival date. Any advance payment is reimbursed. In the event of any later cancellation the following percentages of the total rental price will be charged:
- 83 - 56 days before rental period: 30 % of rental price
- 55 - 42 days before rental period: 60 % of rental price
- 41 - 28 days before rental period: 80 % of rental price
- less than 28 days before rental period or "no show" 100 % of rental price.
Cancellation is only accepted in writing. The date applicable is the day the written notice of cancellation is received.
Early departure: If you have to depart prior to the end of your rental period, no refund can be granted.
We recommend to take out a travel insurance.
6. Check-in / check-out
Check- in time on your arrival day: 4.00 pm
Check-out time on your departure day: 10.00 am
Upon receipt of the full payment we will provide detailed arrival information and as well give you the contact details of your local host. You are requested to advise your expected arrival time by ferry at least 2 days prior to your arrival day to the local host.
If your arrival will be delayed, you must contact the local host so that alternative arrangements can be made.
If you are not arriving by midday on the day after the arrival date and do not advise a later arrival we consider your booking as "no show". No refund is made for the fees already paid to us.

The tenant has a minimum age of 25 years.
You and all members of your party read and accept to the "house rules" provided to you on arrival. A copy can be provided in advance.
You agree to keep and leave the Property and the furnishings, including items such as kitchen equipment, crockery and glasses clean and in good condition.
You agree not to cause any damage to the walls, doors, windows or any other part of the Property nor to do anything that may cause a nuisance or annoyance to us or to any other occupier of adjoining or neighbouring properties.
You agree to take all necessary steps to safeguard your personal property.
The property may only be used by persons who are registered as guest. The number of guests must not exceed the total number of persons agreed in the booking confirmation. Visitors to the property are to be announced to us.
1 dog/pet is only allowed at Villa Azzurro (Rogac) not in any other villa. A daily charge of EUR 10,- applies. Refer also to the "house rules" manual.
You agree to allow us, the local host or any representative of ours access to the property at any reasonable time during your stay for the purpose of repairs or in an emergency.
You are liable for all damage caused by yourself (or members of your party) to the property and its equipment. Please report any damages immediately to us.
You are requested to take all adequate precautions when using the villa and its facilities as well as paths around the house, garden, stairs and pool. The use is at your own risk. Parents are responsible for the actions of their children at all times.
Young children/infants: we have to emphasise that - like in most houses - stairs, swimming pool, balconies, traffic in close vicinity etc. are major areas of risks for young children not being under parental supervision. We do not accept liability for any accident or injury. Mosquito nets in bedrooms must not be used for infants and young children.
We shall not be held responsible for any accident or injury.
9. Comments / requests during your stay
Your local host is at your disposal for any comments or special requests you might have during your stay. Please report any problem or damage immediately to the host.
Any dispute hereunder which the Parties have not been able to settle amicably, shall be decided in accordance with Croatian Law.
You may not transfer your Booking or any rights and responsibilities under these Booking Conditions to any other person, without our prior written consent.
If parts of the contract are null and void or invalid, the other parts retain their validity. Any agreements not contained in the contract, oral promises or changes have to be confirmed in writing.
